BUYING OR SELLING YOUR CASA YBEL UNITS?

We have received this new input from the Lee County Courthouse for owners selling, buying or obtaining a new title for  your Casa Ybel units:

1. We do not have a quit claim form on our Lee County website.

Check the Lee County, FL website for new requirements of the Quit Claim form.

2. The quit claim document must be filed with the Clerk of Courts Office – their address is: P.O. Box 2469, Ft Myers, FL 33902, telephone 239-533-5007. After it is recorded, it is available to our office for keying new ownership, sales information, etc.

3. The fees vary by quit claim because of the many ways a property can be purchased, so it would be difficult to give you a dollar amount for each, including doc stamps and recording fees.
4. The social security number is not required on the deeds.

Our Casa Ybel units have not required appraisals for transfer, It is a simple process done in a very short  time when you mail, or show up with your signed (seller and buyer) and notarized quit claim form at the tax offices.

OWNERS PLEASE READ:

Be aware of any phone calls from companies calling offering to sell your units.

One called me as an owner, and when I asked where they had the number from and they admitted to have a complete owners list for Casa Ybel with all phone numbers and are calling to solicit units for sale to a large list of customers now looking to buy. They claimed the list was issued according to public freedom of information act by the tax office. (Is someone collecting units?)

They asked for my Credit Card which would be needed to pay up front for “temporary”  sales expenses, such as legal fees, transfer taxes, documents and appraisals in order to complete the sale legally.

They tell me they will reimburse you when the sales have been consummated and will pay you back for your expenses with the income from the sale.

They were Florida-based, but they were not willing to give me an address since "they were moving."

They promised high sales prices, and when I told them I recently purchased a unit with a short walk to the County Tax office with nothing but a Quitclaim  Deed and a bill for $60 they hung up on me.

Do not give any broker your credit card number. And remember, sales are handled as cars are in the tax office.

You need only a “Quitclaim Deed” and a small transfer tax for the tax office books.
